Looking for 3-5 bighas near Bandikui to start herb farming

Rs 8,000 per bigha per year · negotiable

I have two bighas of my own but the soil is poor and I want to try herbs on better land before committing. Looking for three to five bighas within about 20 km of Bandikui. Irrigation is the main thing — I cannot manage a rain-fed plot for a first attempt. I can pay a year's rent in advance. I am new at this, so I would rather take a smaller plot from someone patient than a big one I cannot handle. Please message me if you have something, or even if you can tell me what rate is normal around here.
